Have you carried out a title search of the property that will be mortgaged?

Prior to registering a new mortgage you may get a State of Title Certificate or a title search for the property in question. This can notify you of any current mortgages, liens, or other charges which appear on the title.

If there are two buyers you must specify "Joint Tenancy" or "Tenancy in Common". This is the legal class of non exclusive ownership. This can be found on a title search of the property or on the Conveyancing (Property Transfer) documents (form A). Select one.

Payment Provisions

Monthly Payment:

The interest adjustment date is the 1st day of the month following the reciept of the mortgage proceeds. (e.g. proceeds received May 22 = interest adjustment date of June 1st ) This date is used to calculate the one time interest only payment that is paid to the borrower on the interest adjustment date, for the partial month interest up to the first month of full payments.

The mortgage will have monthly payments. The date of the first payment will be the first day of the month, one month after the interest adjustment date. (e.g. interest adjustment date of June 1st => date of the first payment is July 1st)
