Before the standardized lease was introduced, the Landlord and Tenant Board would hear many cases caused by leases with clauses prohibited by the Residential Tenancies Act. Landlords were not necessarily malicious, many of them simply did not know what was allowed to be included on a residential lease agreement.

For example, Ontario landlords are not allowed to prevent tenants from having pets. The standardized lease template explains that fact to landlords, preventing them from inadvertently writing a lease that would break the law.
