Why Ontario Requires a Standard Lease Template: A Look into the Benefits

In 2018, the Ontario government moved to promote transparency and accountability in the rental market by introducing a mandatory standard lease template for residential tenancies.

The standardized lease exists to ensure landlords and tenants understand what's legal when signing a lease. Before the standardized lease was introduced, the Landlord and Tenant Board would hear many cases caused by leases with clauses prohibited by the Residential Tenancies Act. Landlords were not necessarily malicious, many of them simply did not know what was allowed to be included on a residential lease agreement.

For example, Ontario landlords are not allowed to prevent tenants from having pets. The standardized lease template explains that fact to landlords, preventing them from inadvertently writing a lease that would break the law.

Ensuring Clarity and Consistency

One of the primary goals of the standard lease template is to eliminate ambiguity and confusion. The template includes specific sections for parties to the agreement and the address of the rental unit, ensuring that essential information is clearly outlined.
